George Bush Intercontinental Airport sits at the north edge of the Houston metro, and the communities surrounding it are some of the most pilot-friendly neighborhoods in the country. This is my home. I live in the Lake Houston area, pilot life is the rhythm of this household, and I have spent years understanding what each neighborhood offers to pilot families. This guide is the result of that experience, combined with current market data and commute analysis for every major community near the airport.
If you are an airline pilot assigned to IAH, or considering a base trade to Houston, this is the article you read before you start looking at houses. I cover commute times, home price ranges, school quality, and the character of each community so you can make an informed decision about where to put down roots.
Why Houston works for pilots
Before we get into neighborhoods, a quick note on why Houston consistently attracts pilots who are evaluating base trades. Texas has no state income tax. For a pilot earning at industry pay rates, that is a significant take-home pay advantage compared to bases in California, Illinois, New Jersey, or the DC area. The housing market offers genuine affordability, particularly in the northern suburbs near IAH, where you can find good homes in family-friendly neighborhoods at price points that would be unattainable at most other bases.
The Houston climate is warm, which means no winter deicing delays for your commute to the airport. The metro is large, which means your spouse has career options. And the Lake Houston area, where I live, has a quality of life that consistently surprises pilots who expected Houston to be all concrete and traffic. It is not. It is trees, lakes, trails, and communities that feel like small towns while being minutes from a major international airport.

Established
Kingwood is the anchor community of the Lake Houston area and the neighborhood I know best. It is a master-planned community built around Lake Houston, with extensive trail systems, multiple golf courses, a town center, and a mix of established homes and newer construction. The trees are mature. The neighborhoods are well-maintained. The sense of community is genuine.
Commute times to IAH from Kingwood range from about 15 to 24 minutes depending on where in Kingwood you live and the time of day. During peak traffic, the commute can stretch toward 30 minutes, but most pilots report that the average is closer to 20 minutes. That is a commute that allows you to sleep at home before every trip, drive to the airport in the morning, and be home within an hour of landing.
Kingwood is served by Humble ISD, a well-regarded district with solid-rated schools and consistent improvement in recent years. Kingwood has several well-regarded campuses, including Kingwood High School and Kingwood Park High School. The schools are a strong fit for families, and the district offers robust athletics and fine arts programs.
Home prices in Kingwood typically range from $360,000 to $430,000, with some variation depending on the section and the age of the home. Newer construction and waterfront properties command a premium. The overall value for the quality of life, school access, and commute time is excellent by any standard.

Closest
To IAH
Humble is the closest community to IAH, and for pilots who prioritize a minimal commute above all else, it is worth serious consideration. The drive from most Humble neighborhoods to the airport is 10 to 14 minutes, making it possible to be at the gate in under 20 minutes from the time you leave your house. For pilots on short-call or ready-reserve, that proximity is a genuine advantage.
Home prices in Humble are among the most affordable in the area, typically ranging from $280,000 to $310,000 for a family home. The community is a mix of established neighborhoods and newer developments. Humble is also served by Humble ISD, sharing the same school district as Kingwood and Atascocita. The overall value proposition is strong, particularly for pilots who are buying their first home or looking to keep housing costs low.
The trade-off with Humble is that it has less of the "destination community" feel that Kingwood offers. It is more functional than scenic. But for many pilots, functionality is exactly what matters. A 10-minute commute and an affordable mortgage leave more room for the other priorities in life.

Family
Focused
Atascocita sits between Kingwood and Humble and offers a compelling blend of affordability, family orientation, and reasonable commute times. The drive to IAH is approximately 17 minutes on a typical day. The community has grown significantly in recent years, with new retail, dining, and amenities supporting a population that skews toward young families.
Home prices in Atascocita typically range from $305,000 to $370,000. The neighborhood features a mix of newer construction and established homes, with several master-planned communities that include pools, parks, and trail systems. The schools are part of Humble ISD, and Atascocita has strong elementary and middle school options.
Atascocita is a good fit for pilots who want a family-centered community with a slightly lower price point than Kingwood, without sacrificing too much commute time. It is also popular with pilots who are new to the Houston area and want to get established in a welcoming neighborhood before deciding on a longer-term home.

Space
And Privacy
Porter sits east of Kingwood along the FM 1314 corridor, and it offers something that the closer communities cannot: space. Lots in Porter tend to be larger, homes are newer, and the density is lower. For pilots who want acreage, privacy, and a quieter setting, Porter is worth the slightly longer commute.
The drive from Porter to IAH is typically 20 to 30 minutes depending on your exact location and the time of day. The commute along FM 1314 and then US-59 or the Hardy Toll Road is straightforward and does not involve the highway congestion that some other routes encounter.
Home prices in Porter range from approximately $315,000 to $430,000, with many newer homes offering modern finishes and generous square footage. The area is primarily served by New Caney ISD, which is smaller and more rural than Humble ISD. For families who prefer a smaller school environment, this is an advantage. For those who want the breadth of programs that a large district offers, Kingwood or Atascocita may be a better fit.

Most
Affordable
New Caney is the most affordable option in the Lake Houston area, with home prices typically ranging from $295,000 to $315,000. It is further from IAH than the other communities covered here, with a commute of 25 to 35 minutes, but for pilots who prioritize affordability and a rural setting, the trade-off is worth considering.
New Caney has seen significant growth in recent years, with new retail and restaurant options following the residential expansion. The community retains a small-town character that many families appreciate. The schools are served by New Caney ISD, and the area offers a quieter, more spread-out lifestyle than the master-planned communities closer to the airport.
For new hires who are watching their finances carefully, or pilots who prefer a more rural setting with lower housing costs, New Caney provides a genuine option. The commute is longer, but it is still manageable, and the savings on housing can be significant.

Premium
Lifestyle
The Woodlands is the premium option in the Houston north corridor. It is a master-planned community with nationally recognized schools, world-class dining and entertainment, extensive parks and trails, and a level of polish that few communities in Texas can match. Conroe ISD, which serves The Woodlands, is a solid-rated district that offers robust academic and extracurricular programs.
The commute from The Woodlands to IAH is the longest of the communities covered here, typically 30 to 45 minutes depending on traffic and your exact location. The Hardy Toll Road provides a direct route, but during rush hour the commute can be frustrating. Many pilots who live in The Woodlands and fly out of IAH budget 40 minutes as their standard commute time.
Home prices in The Woodlands typically range from $500,000 to $650,000 or higher, with some neighborhoods exceeding that range significantly. The premium reflects the quality of life, the schools, and the amenities. For senior captains and pilots with established careers and families, The Woodlands offers a lifestyle that is hard to replicate at any other base. For younger pilots or those watching their housing budget, the communities closer to IAH offer better value with shorter commutes.
My recommendation
I have lived in the Lake Houston area for years, and I have helped pilot families settle into communities all across this corridor. If you are a new hire on reserve, I would point you toward Humble or Atascocita. The commute is short, the housing is affordable, and the community is welcoming. If you are a captain with a family and a bigger budget, Kingwood and The Woodlands offer a quality of life that justifies the investment. If you want space and privacy, Porter and New Caney deliver that without making the commute unmanageable.
The right neighborhood depends on your priorities, your timeline, and your family's needs. That is the conversation I have with every pilot who is considering a move to Houston, and it is the conversation I would have with you.
